Design Approach/Narrative: This is a mixed use tower approved for the Downtown Arts District. It is a 39-story tower that includes 236 condominium units, and 75 condominium hotel units with a ground floor of retail. The greatest design challenge of this building is its small lot, necessitating eight levels of parking directly above the street level. To allow for the detraction of the 8-story garage, an "Art Show" with a kinetic display of reflections and light, made up of color shaded aluminum panels, neon, a metal canopy and an LED screen to display images and information.
